Description

With three big bedrooms and two bathrooms, this house is suitable for a family of up to 5 or a group of 3-4 adults.

It is a 1900s red-brick terrace now officially in Whalley Range, on the borders of Fallowfield, Moss Side and Rusholme. Unlike every other house on the street, it has been extended out to the back on both floors, which means a smaller back yard but a large kitchen and a shower room with toilet downstairs, and a long double bedroom in place of the original box room upstairs. The kitchen and downstairs shower room were new installs in 2017. In the main part of the downstairs, the two reception rooms have been partially opened up into one through room, with folding wooden doors to separate them again - useful when the king-sized sofabed in the front room is being used by a visitor.

Upstairs, the big front bedroom is across the full width of the house. It currently has a bed that is an in-between width between single and double, though this could be replaced or added to with another single bed (there is plenty of space). The middle bedroom currently has a single bed in it and as such it works well as a single bedroom, though it could also fit an additional bed or cot. The rear room has a double bed and, depending on how you lay it out, also plenty of room for a seating area as well as a desk, wide shelf unit and wardrobe.

The bathroom upstairs has a bath with electric shower unit, a big basin and a standard toilet. The new downstairs shower room has a walk-in glass shower cubicle as well as toilet and basin.

The house (other than the new kitchen and downstairs shower room) was modernised about 20 years ago and in recent years various areas have been touched up and improved, particularly downstairs. Last winter the middle and back bedrooms, that have had lodgers in, were repainted. The hall and landing and stairs are about to be repainted, and the upstairs carpets replaced (though if you have young kids and would prefer older, and still basically presentable, carpets that you don't have to worry about getting trashed by the kids, that can also be arranged). Downstairs there is laminate flooring, and hard floors in the kitchen and shower room.

There's a new boiler (also fitted in 2017) and a very effective heating system, with an internet control panel for the boiler (so you can control it from your phone, create an exact schedule of your heating needs, and switch it off when you go out and on when you're coming home).

The house would be available essentially furnished, with fridge/freezer (and an extra freezer), washing machine, dishwasher, tumble dryer, sofabed, dining tables and chairs, and a bed, wardrobe, shelves and desk or table in each bedroom.

Outside, the yard at the back is concreted, with brick walls. The back gate opens onto a secure gated alleyway. At the front, a small planted area has three fruit bushes and a pear tree, amongst various other plants and shrubs.

The neighbourhood is quiet, with easy access to the main A5103 southern artery road and bus stops. The curry mile, university hospitals and university are within walking or cycling distance. Frequent buses on routes 101, 102, 103 to the city centre and to Wythenshawe or the airport stop an 8 minute walk away, and route 111 to the city centre and to Withington and West Didsbury stops a similar distance away in a different direction. Hourly daytime route 44 stops even closer to the house. The closest supermarket is Aldi, within 0.4 miles, on the Fallowfield Triangle. A big Asda is just under a mile away, as is the Moss Side library, pool and leisure centre (which have just been refurbished); another brand new swimming pool is 1.3 miles away to the south, at Hough End. A corner shop, and a couple of take-aways are just around the corner.

The house is in Council Tax band A (which in Manchester is about £88 monthly).
