This townhouse on 3 floors can be used as 4 bedrooms with 1 reception room or 3 bedrooms with 2 receptions. In addition there is a large kitchen/diner with a range of kitchen units with worktop. There is room in the kitchen for a table for 4 – 6 people.

This is an unfurnished letting, there are no kitchen white goods included. It has been fully re-carpeted within the last year.

All rooms except 1 are easily of double bedroom size. There is also a considerable amount of walk in storage space.

There is parking at the front for 1 car with adequate road parking nearby. To the rear there is a garden with patio a small lawn, brick terrace for flowers and a solid shed.

The house has gas central heating and double glazing. At the time of the current tenant leaving and before another arrives the intention is to increase the depth of the loft insulation. It was not practical with the items in the loft belonging to the previous tenants. The energy efficiency rating would improve after this work.

The house is in good decorative order and was decorated by the tenant earlier this year. The current intention is to repaint back to buttermilk for ease of maintenance. However there is flexibility as regards decoration should the new tenant prefer to keep existing colour schemes or repaint it themselves. The repainting is not because of alarming colour schemes but a matter of maintenance and tenant choice.

Internal photographs are not currently being used as the pictures ended up being more about boxes and moving disruption. The intention is to re photograph before Christmas but it depends upon any moving problems.

The existing tenants have lived at the house for 17 years and are moving because for several years it has been too big for reduced needs. They are downsizing. I will be happy to arrange any serious prospective tenant to talk with an existing tenant. I have not at present talked to other tenants about this but foresee no problems.

Tenants in receipt of housing benefit will be considered but must have a minimum 4 bedroom requirement, as defined by the regulations. Sorry but a 3 bedroom requirement would not pay sufficient rent. Sometimes there are unusual requirements such as 2 independent couples or inter- generational families which could justify the rent. Any tenant in receipt of housing benefit would need a home owning guarantor. The guarantees under the DBC scheme are not adequate.

Up to 4 Sharers are acceptable but it is not a registered HMO so more than 4 are not permitted.

I will consider pets on a case by case basis. Most are acceptable except aggressive dogs. If I can’t easily stroke the dog it isn’t moving in. For dogs and cats there may be an extra deposit requirement which would be repaid after a short period provided there is no damage e.g. urination on the carpets to mark a new territory.
