From the timber porch step through the front door into the;

You’ll start to notice the detail once you step inside onto the tiled floor. With a part-beamed ceiling, a door at either end and a window to the side this space gets plenty of light and gives access to the rear garden, kitchen and reception rooms. Go through the timber door on your left into the;

STUDY

At the end of the drive a timber ‘bin store’ sits against the cottage and an arched timber gate leads to the rear.

The rear garden is laid to lawn with a flower bed sectioned off by railway sleepers to the right hand side and a wonderful beech hedge on the left. To the right a wooden shed with a cedar shingle roof makes for a good ‘wood shed’ and then a section of screening hides the oil tank.

At the end of the garden a standalone brick and flint building provides lots of storage space for bikes, mowers & garden equipment.

A gate at the far end allows easy access out and onto the fenced off village playing field which is a great extension to the garden!

GREAT SNORING

The village is ideally situated to explore North Norfolk with ease being only 10 minutes from the beach, less than 10 minutes from the market town of Fakenham, 45 minutes to Norwich and 40 minutes to The Norfolk Broads. The local village hall is the hub and hosts regular events such as quiz nights or race evenings so there is a nice community feel should you wish to join in.

There are numerous walking paths and places to explore on foot straight from the front door and this part of Norfolk certainly isn’t flat so the immediate surrounding countryside offers some wonderful views. The nearby villages of Little Snoring, East Barsham and Walsingham all have pubs and are only 10 minutes by bike or a 30 minute stroll should you wish to leave the car behind.

THE AREA

The nearby North Norfolk Coast is designated as an Area of Outstanding Natural Beauty with stunning beaches, wildlife reserves, National Trust Properties and a host of quaint villages to explore. With craft fairs, art festivals, music festivals and other year round events it’s no wonder the area is a popular destination for those who appreciate the outdoors & fresh air. Wherever you go you’ll find family run cafes, traditional country pubs, gastro pubs, restaurants and deli’s serving seasonal favourites.
