Kitchen - is modern with a tiled floor and includes a large Fisher and Pykel fridge/freezer, a new washer/dryer and new dishwasher. The kitchen door opens out onto a well kept and spacious communal garden. There are two picnic benches in the garden which are of use to all tenants. The gardens are maintained, mowed and pruned as part of the rental (no fees for the tenant). The Hob and oven is electric.

Bedroom - is a good size and includes a wall to wall wardrobe that provides significant storage space for clothes, shoes, bags, and tons of other stuff. One end of the wardrobe is mirrored. Shutters are on the window for maximum control of light and privacy.

Bathroom - is modern and minimal. The bath/shower is big enough to lie down in (some aren't) and the hot water is unlimited and included in the rent. You will never run out of hot water! There is a separate toilet.

There is off-street parking and an entry phone system for security. The flat has built in storage in the hallway (6 cupboards, including an airing cupboard) as well as storage in the kitchen.

Location wise, the flat is 50 yards from the Thames, with the White Swan Pub at the bottom of the road which is great for drinks with friends. York House Gardens is literally across the road and is fantastic place to walk (we have a dog and she loved it there). Its about 8 mins walk to Twickenham station and a short bus ride into Richmond town centre. The bus stop is just across the road and all buses to to Richmond.

Other things to know:

- Sion Court and Lebanon Court are mostly owner occupied. This means the flats aren't noisy or full of students making lots of noise. The residents really care about the place.

- There is an onsite care taker who looks after the place, and he is very helpful. He collects the rubbish from each flat every morning and rubbish bags are provided (just pop your rubbish out front of your door in the evening and he collects it by about 8am). Sometimes he will also accept packages for you if you aren't at home

The legal bits:

- Tenants will be subject to standard checks as part of your application. Its pretty simple and quick and we use an agency to do this. Standard checks include things like an understanding of your residency history, credit check, CCJ's, electoral roll. We will also ask for 2 references (employer/landlord) who will be contacted directly. The fee for the checks are bourne by the Tenant. The fee is £85 per person checked

- A Standard Short-hold Tenancy Agreement (in simple English) will be entered into by the parties. We are happy to share a copy of this beforehand for review. No fee for this.

- An inventory of the property will be conducted before you move in and afterwards. We will review this together so both parties are clear & agree on the inventory. No fee for this.

And finally, we don't use letting agents as we are still in the local area and can manage the property personally, which saves our tenants and us on high fees for inventory, references, moving in fees etc etc. We will make sure you get a top quality flat you can feel at home in and be completely honest and transparent with you about any charges, in the hope you will be respectful of the place and pay the bills and the rent on time.
