This is the most perfect cottage for a single person or a small family. It is ideal for an author, a sailor or a rambler. The countryside here is little different from when the Romans left or the Dutch reclaimed it; you can walk for miles and not see another soul!

Not withstanding, there is a basic bus service.

The house is in lovely condition. well maintained with matching fitted carpets throughout and good internal decoration. It has full oil fired cenral heating and an open fire in the lounge as well, which must, of course, be used safely and responsibly! It is furnished, but there is room for some of your own stuff and changes can be negotiated easily!

Basically, there is parking for one car, but previous tenants have usually managed to park two by negotiation with The Oyster Cottages Trust and the Stone Inn next door.

There is a lovely double master ensuite bedroom with balcony and a superb view, and a single and double bedroom which share a loo on the first floor and have a bathroom downstairs.

Apart from the lounge, with open fire, there is a large kitchen dining room and a bathroom and a utility room on the ground floor.

The tenant is responsible for electricity and water and fuel and the council tax.

The lovely garden, in front of the cottages and leading down to the sea wall is open to all the cottages in the row, and they have managed to maintain it as open plan since 1871! Each cottage owns the strip of land in front of itself and has no rights to the rest, but the amicable nature of the residents allows the sensation of a very large, maintained, stately garden! There is a modest annual charge for grass cutting, usually about £60 and the tenant is responsible for keeping the borders maintained and the boundary hedge trimmed.

It takes about 1 hour 20 min to drive to London from here, outside rush hour and the trains are good. 1 hour 20 to Liverpool Street from Southminster which is 15 min drive.

There is good broadband connectivity available in the village; 35 Mb/s is typical from BT and there is cheaper wireless boadband from BuzzCom. It is the tenant's responsibility to arrange and finance broadband provision.

The energy certificate has been updated; there is now low energy lighting throughout, thermostatic valves on all radiators and full new loft insulation. All windows are double glazed.
