PHOTOS UPDATED Victorian cottage on the Blackwater estuary. Superb view and lovely maintained gardens. No children; no dogs. Unfurnished. Ideal sailor, author, retired.

Description

This is the most perfect cottage for a single person or a small family. It is ideal for an author, a sailor or a rambler. The countryside here is little different from when the Romans left or the Dutch reclaimed it; you can walk for miles and not see another soul!

Not withstanding, there is a basic bus service and Southminster Station is just 3 miles away..

The house is in lovely condition. well maintained with matching fitted carpets throughout and good internal decoration. It has full oil fired central heating and a new woodburner in the lounge as well, which must, of course, be used safely and responsibly! It is unfurnished, but there is a washing machine, fridge freezer and microwave all relatively new and in good order. There is a comfortable double sleigh bed with a good mattress if required.

Basically, there is parking for one car, but previous tenants have managed to park two by negotiation with The Oyster Cottages Trust and the Stone Inn next door.

There is a lovely double master ensuite bedroom with balcony and a superb view, and a single and double bedroom which share a loo on the first floor and have a bathroom downstairs.

Apart from the lounge, with the woodburner, there is a large kitchen dining room and a bathroom and a conservatory/utility room on the ground floor.

The tenant is responsible for electricity and water and fuel and the council tax.

The lovely garden, in front of the cottages and leading down to the sea wall is open to all the cottages in the row, and they have managed to maintain it as open plan since 1871 when the oyster fishermen used it to dry their nets! Each cottage owns the strip of land in front of it and has no rights to the rest, but the amicable nature of the residents allows the sensation of a very large, maintained, stately garden! The cost of maintenance of the garden belonging to No. 1 is included in the rent, but the tenant is responsible for keeping the garden in original condition, tidy and uncluttered.

It takes about 1 hour 20 min to drive to London from here, outside rush hour and the trains are good. 1 hour 20 min to Liverpool Street from Southminster which is 15 min drive.

There is good broadband connectivity available in the village; 1Gb/s is typical from BT with Full Fibre to the house. The fibre is installed and there is a fully functional satellite dish wired to the lounge which will provide Freesat or Sky. It is the tenant's responsibility to arrange and finance broadband provision and cable television reception. There is an aerial system for Freeview, FM and DAB in most rooms.

The energy certificate has been updated; there is low energy lighting throughout, thermostatic valves on all radiators and full new loft insulation. All windows are double glazed. The modern condensing boiler was installed recently.

Lovely neighbours!
