The back garden is east facing with 2 patios, lawned area and shed. During the summer the sun is on the lower patio in the morning and on the top patio in the evening. The garden backs onto a primary school.

The house is in a village location and just outside the Portslade conservation area. It is very close to number 1 bus routes into town and there is easy access to the A27, to local primary and secondary schools and is about a 15 minute walk to Portslade mainline rail station. All the usually required local amenities are within walking distance.

There is unrestricted parking in Southdown Road.
