Location

The Grapes Hotel is located in Longnor in the Peak District National Park approximately 6 miles south of Buxton. It

is an area which is very popular with tourists and walkers alike. From Buxton follow the A515 Ashborne Road south

east and turn right at Brierlow Bar on to the B5053 and head south towards Cheadle and Leek until you enter the

village of Longnor. Turn left in to the centre of the village and the property can be found on the left handside

overlooking the Market Square.

Accommodation

Access to the building is via a set of stone steps and two sets of double doors in the vestibule area. The ground

floor accommodation is set out as a traditional public house with a decorative wooden bar to the left of the room. All

of the pumps, coolers and cellar equipment remain in situ. The floor is part flagged / part carpeted and there is a

working open fireplace to the right. To the rear of the property, there are gents toilets and staircases leading to the

cellar and upper floors.

On the first floor, the ladies toilet can be found at the top of the stairs, just outside of the private accommodation

which may be locked out of use. Passing through the secure door, there is a commercial kitchen which has

previously been used to prepare bar food, a managers double bedroom with en suite bathroom and a good sized

lounge /office. Stairs lead off the landing up to the second floor.

On the top floor, there are currently four letting rooms each of which is en suite. There is scope to re-model this

area and to reduce the number of letting rooms to three each of which would accommodate double beds and en

suite facilities.

In the cellar there is a barrel drop from the Market Place in to the stillage area which was in full working order as

recently as September 2009. There are a further three cellar rooms.

At the front of the south facing Grapes Hotel there is a small forecourt area which has previously been used as a

seating area. The Market Place car park is used by the general public for parking but it does not form part of the

demise.

Planning

The property has long been used as a hotel after it was converted from a merchants house in the 19th century.

Business Rates

The tenant will be responsible for payment of business rates and Council Tax to Staffordshire Moorlands District

Council. The rateable value of the property is understood to be £4150 and the rates payable for the full tax year
