Georgian farmhouse plus former servants quarters to renovate

Description

Large 5 bed. Georgian house with high ceilings and well proportioned rooms. Over 220m2 in the 5 bed house alone. Plus additional space in former annexes with many possibilities.

Some improvement and renovation required but the end result will be a very comfortable and grand house. Nothing structural that is known about.

In addition, to the rear are the former servants quarters which need total renovation but give a further 150m2 of space and were some years ago used as separate 1 bed and 3 bed units.

Some rooms from the ground floor of the main house and one of the former annexes are currently used as a holiday let and could be occupied immediately. The 1 bed annex requires updating but is currently registered as a seperate residence.

There are mature gardens and wilder areas of trees and bushes on three sides of the house with a smaller space to the rear giving separate access to the old servants quarters. Parking for two or three cars in front of the house with a possibilty to create a larger parking area and garage subject to planning consent.

Gardens consist of four separate areas and total a bit less than an acre. Many mature trees, bushes and stunning views. A 1.5 acre field, about an acre of woodland and a manege to renovate all attached to gardens are available by negotiation.

The house is situated in open countryside with lovely views. Located down a 300m track from the road. There is one close neighbour in the barn conversion on the North side at the rear. In the main house, all but one room face South, East and West (principal rooms are dual aspect). A very sunny house therefore and not overlooked at all.

Whilst surrounded by both nature as well as the pretty fields with a changing vista of cows, sheep, deer and pheasant, nothing is really far. 24 hour Tesco superstore at Launceston is under 20 min drive. There's M+S, pets at home, lidl, iceland and b+m there too as well as small independants in the lovely town centre. Okehampton is almost as close and the world heritage site which is Tavistock with the pannier market and many independants is around 35 min drive.

Dartmoor is 25 mins accessed from Sourton or Lydford. The beach pictured is on the North Cornwall coast , a fast 45 min drive. Many country pubs, a winery, restaurants and the lovely nature reserves around Roadford lake are all within 20 mins.

The house is available chain free and offers are invited.

This listing was placed by the owner who will contact you by email or phone once you've given permission for details to be passed on. The agent requires you register with them to achieve that and sadly ask a few too many questions. Once details are entered, the owner will handle all arrangements for viewings, further info until an offer is accepted and the process is handed to solicitors. Personally I prefer direct contact as it avoids misunderstandings.
