Description

Gwalia Falls Retreat is a small and exclusive lodge/holiday park (non-residential) on the cliff-top overlooking the beautiful beach in the idyllic seaside village of Tresaith, 7 miles north of Cardigan in West Wales.

Plot 25 on which the lodge sits, is the best plot at Gwalia Falls with uninterrupted front-line views encompassing the tiny settlement of Tresaith and it's beautiful beach on one side, then sweeping around across the expanse of Cardigan Bay and up to the Llyn Peninsula and The Snowdon National Park, with Snowdon itself clearly visible on a sunny day.

The lodge is being sold with all furniture and equipment in situ so that the new owners can start using it immediately.

Gwalia Falls Retreat itself is a holiday lodge park, which means that the lodges are for non-residential use (so lodge owners must have another permanent address), and the site shuts completely for six weeks every year between mid January and the start of March.

Newly built in 2010 this luxurious lodge measures 40 x 20 feet. The walls, floors and roof are insulated to residential standards (BS 3632) and with uPVC double-glazed windows, gas-fired central heating and Canexel external cladding, you'll never be cold, no matter what time of year you visit. All the windows have either blinds or curtains on them and all the living areas and bedrooms are carpeted. The kitchen and dining area has wooden flooring and the two bathrooms have tiled floors. The walls are made of plasterboard so unlike static caravans they can be wallpapered or painted to individual taste.

The internal space is more or less divided into two halves, with the front area (approx. 20 x 20ft) being given over to the open-plan living/dining/kitchen area and the back half being where the two bedrooms and two bathrooms are located.

The light and airy open-plan living space with it's triple-aspect views and vaulted ceiling creates an immediate wow-factor and is perfect for spending time in with family and friends. From here a short corridor leads to the family bathroom, the twin bedroom and the master bedroom with walk-through wardrobe and dressing area and on into the en-suite shower room.

With around 800 square feet of internal space, the lodge is only slightly smaller than the average sized house in the UK, so you won't be short of space to relax in.

Living/Dining Area

The glazed front door leads you into a small lobby area where there is a coat rack and space for outside shoes etc. To the left as you enter the open plan living area, is a large storage sideboard and dining table with 6 leather-effect dining chairs. There is a large tri-fold door which gives stunning views across the bay and which opens out completely onto the decked terrace. Opening these doors opens up the whole of one half of the end of the lodge and brings the seaside right in to the lodge.

The living area contains two large sofas, one of which easily converts into a double sofa-bed (so the lodge can comfortably sleep 6 in total). A huge picture window gives stunning views over the sea towards nearby Aberporth and two further windows to the side of the fireplace and from the kitchen give views north over Cardigan Bay towards North Wales. There's a 40in flat-screen TV mounted on the wall above a contemporary electric flame-effect fire which has a multi-coloured LED backlight to set the mood. The fire also contains a warm air heater if an instant blast of heat is needed. Between the sofas is a contemporary large glass coffee table.

To the side of the fire are a set of drawers upon which sits the DVD player and Sky satellite box , ideal for storing books and DVDs. There are two double radiators in the living room.

Kitchen

The large open-plan kitchen has a 4 ring gas hob with a stainless steel extractor fan above, a stainless steel sink with mixer tap, an electric oven with separate grill, a microwave, an integrated fridge freezer, integrated dishwasher and washing machine/tumble dryer, along with a range of other floor and wall cupboards providing ample storage space. A complete range of crockery and kitchen utensils is included.

The gas fired central heating boiler is situated in a lockable cupboard off the main corridor. It also provides instant hot water for the bathrooms and kitchen. The cupboard also provides ample storage space for personal effects that the owner does not want to leave out if letting

External Space

Gwalia Falls Retreat is accessed from the road that leads down to the beach at Tresaith. Owners have swipe cards to open the security barrier and the road then sweeps down through the superbly maintained site to the lodges on the cliff top.

The lodge has two dedicated parking spaces right next to it and is surrounded by landscaped areas containing lush architectural plantings with night-time courtesy lighting. At the back of the lodge is a large wooden external storage unit reserved for the owners and in which they can store beach gear etc. There's also a Sky satellite dish and a stainless steel waste bin.

A timber decked area surrounds the front half of the lodge on three sides. The decking has a handrail all the way around, a gate on the side to secure small children and pets and a glass-walled balustrade at the rear to maximise the views and provide some wind protection on breezy days.

The decking provides an expert vantage point for regular sightings of dolphins, porpoises and seals as well as a multitude of sea and costal birds.

At approximately 30 square metres (330 sq. feet) in size, the huge, wrap-around, terrace is a stunning addition to the lodge and provides a wonderful space where you can relax, eat, play, read, sunbathe and take in uniterrupted 280 degree views of the beautiful West Wales coast.

For al fresco dining, you'll find a large dining table with 6 very comfortable chairs in an ultra-modern all-weather naturalistic rattan finish, complete with a large matching sun umbrella. There is also a bench and two wooden sun loungers with cushions.

Letting

Letting the lodge out to holiday makers is an option for any prospective owner. It means the lodge can pay its way AND deliver a healthy income. This is of course entirely optional and many of the other lodges at Gwalia Falls are not let but used solely by their owners. The current owners have successfully combined personal use of the lodge with holiday lettings. The lettings are arranged and managed by the owners of Gwalia Falls Retreat (who advertise all their lodges on Hoseasons). Gross income, for which accounts are available, has regularly exceeded £22,000 per annum delivering a net income of over £14,000. Feed-back from visitors is glowing in praise and year after year bookings are consistently high.

Location

Tresaith is 7 miles North of Cardigan in the County of Ceredigion in West Wales. It is approximately 100 miles (2 hours drive) from Cardiff, about 250 miles (4 hours drive from London), 150 miles (3 hours drive) from Birmingham and 160 miles (3.5 hours drive) from Manchester.

The Wales Coast Path runs right through Tresaith so it's a popular spot for walkers.

Tresaith itself has a beautiful safe beach (it's usually sandy but occasionally winter storms move the sand around), attended by Life Guards in the Summer, ideal for families and holiday makers. The Ship Inn overlooks the beach and with it's large terrace over-looking the beach and excellent range of food and drinks, it's a popular spot with locals and visitors. There's also a beach shop selling everything for the beach plus coffee's and ice creams. In the Summer there's also a surf and wet-suit hire shop.

The nearest supermarket is 1 mile away in Aberporth where you'll also find a few more pubs, a range of Takeaways (including a fantastic Fish and Chip shop) and another wonderful beach.

Cardigan is the nearest large town and has all the amenities you'd expect including Tescos, Aldi and B&M, plus a whole range of excellent independent shops and restaurants and the invaluable Mwldan Arts Centre with it's two cinema screens for rainy days.There's also an indoor swimming pool with separate toddler's pool in the centre of Cardigan. The Cliff Hotel in Gwbert (just beyond Cardigan) has a Health Spa open to non-residents.

Within a 30 minute drive of Tresaith are the beautiful towns of Narberth, Newport, New Quay and Aberaeron all of which are worth visiting time and again, as well golf courses, fishing lakes, castles, wildlife centres, horse riding facilities, kayaking centres, dolphin spotting trips, sea-fishing trips, music venues, fine-dining and many, many more attractions too numerous to mention here.
