Viewing Arrangements

The woodland at Station Road can be informally viewed.

The woods are sitting by Station Road adjacent to the former Dunfermline to Stirling railway line which has been converted to a very pleasant cycle track, used in all weathers by a wide range of people.

This former Dunfermline to Alloa railway has been transformed into a wonderful traffic free route for cyclists, walkers and horse riders. The 17.5 km is very pretty.

The wood is sitting adjascent to the Station Road with ideal access.

The wood has recently been granted a Felling Licence which allows the Purchaser the option of Felling in line with the Licence conditions.

Minerals Clawback

The minerals (including coal) are included in the sale only insofar as

the vendor has title. Prospective purchasers are referred to the title

deeds for the terms upon which minerals and others may be reserved and/or may be worked.

The properties are all subject to clawback provisions in favour of the Coal Authority, the salient provisions of which may be

summarised as follows:

If planning permission for the extraction of coal or other minerals

lying under part of the property by opencast or quarrying

operations or for the deposit of waste materials within the property

is granted on or before 21 November 2016 a further payment

becomes due to the Coal Authority on the earlier of either the

disposal or the implementation of the planning permission(s).

The payment due on the assessment date is 50% of the excess of

the enhanced value of that part of the property which is the subject

of the planning permission over its current use value. Prospective

purchasers are referred to the full provisions of this clawback

agreement contained within the title deeds.

On completion of the purchase the purchaser shall deliver to the

vendor a validly executed Undertaking in favour of the Coal

Authority to comply with the obligations of the Disponee in terms

of the provisions set out in the Third Schedule referred to in the

Disposition by British Coal Corporation in favour of RJB Mining

(UK) Limited granted in January 1997 (which contain inter alia the

above clawback provisions). A copy of that Third Schedule and

form of Undertaking are available for inspection upon request.

Closing Date

A Closing Date may be fixed and we would advise prospective purchasers to register their interest by email to the seller.
