Back on market after buyers couldn't complete sale
A couple have been unable to complete their purchase of Foxwood due to their mortgage underwriters.
Don’t miss this opportunity to acquire a high quality rural property near London and major transport links. Put on the market a few months ago, it quickly sold stc (in fact, there were multiple offers). With the market now on fire in this area and the property priced to sell (offered considerably below agent's valuation), Foxwood is likely to sell very soon.
Great location
Foxwood is situated on the outskirts of the village of Stockbury, which is in an area of outstanding natural beauty. There are beautiful woods nearby and it's an area popular for walking and horse riding. The village has a pub, an active village hall and even a cricket club. Check out the village website at www.stockbury.org.uk
Easy road access and railway connection to London
One problem with country houses in Kent are the county's winding and narrow country lanes. Often one has to go miles down narrow lanes to access a country house. Not so Foxwood. Chalky Lane connects directly onto the A249 dual carriageway, but the house is far enough away to escape any intrusion of traffic noise.
Foxwood is about 6 miles from Sittingbourne and about the same from Maidstone - a short journey down the A249. Both towns have railway stations with access to London Victoria in under an hour. Unsurprisingly, some residents of the village commute to London. The property is only a 5 minute drive from the M2 and 10 mins from the M20, giving quick access to the rest of Kent. The channel tunnel is only 35 mins away.
There is good broadband connection and the present owners have worked from home in an internet based business for some time.
A connection speed test on 28/06/2013 showed a download speed of 10.24 mbs/s and an upload speed of 2.19 mbs/s.
An architect designed property
The new owner of Foxwood will benefit from a property which has been designed from scratch, to offer modern standards of accommodation and a beautifully laid out garden. The house was built in 2006 and still has a valid NHBC certificate of build quality. It was architect designed and offers a spacious entrance hall, which gives access to an open plan kitchen and dining areas. There's a lounge and study on the ground floor, with four bedrooms on the first (Master en-suite).
The whole ground floor has premium Amtico flooring, with Burnished slate in the kitchen and spalted beech elsewhere.
Extra land available
The property borders chalky Road. To the North is a paddock, with fruit trees, vegetable garden and cricket net. It has its own road entrance. This land is available to purchase with Foxwood for a total of £600,000.
To the East a thick screen of trees and bushes. To the South, an uninhabited holiday home.
A note on this holiday home – it is owned by an elderly lady who lives up north. She has not been well enough to visit in recent years. She also owns about 17 acres of land bordering Foxwood and there is the likelihood that in the future this land would be made available for sale.
To the West, on other side of Chalky road, are fields, kept as a flower meadow, cropped once a year.
To the side of the property is a very spacious double garage.
There is ample parking in front and a driveway to the right through gates to give access to a very extensive area of quality limestone gravel. This sheltered area has a focal point of a sculpture water feature and is just perfect for al fresco dining and entertainment.
At night, with the coloured LED fountain lights on along with the street lamp, and surrounded by the dark greenery of the parkland, this area takes on a special feel.
Planning permission granted for an extension.
Foxwood is a four-bedroom property, however it may be that you require extra accommodation in the future. The present owner has been granted permission (in April 2013) to build a rear extension of 67 m², to provide a laundry or bedroom/bathroom and a very large lounge. The CGI image on The Extension page on this website shows the exact view from the large patio doors in this proposed extension.
Architect plans and Building regulation plans are included in the sale.
Schools
Kent is one of the few places in England that offer Grammar schools and Foxwood is well located to access a wide range of both boy and girl's grammar schools.
Our own boy attends Borden grammar school in Sittingbourne and uses a bus card to get there (pick up in village). There is a girl's grammar next to it called Highsted. As it's about the same distance (6 to 7 miles) to Maidstone as Sittingbourne, there is the choice of Maidstone Grammar schools too. Plus at Rainham which isn't far.
Of course, there is a wide range of primary and secondary schools in the area.
There are also a wide range of private schools include, including Sutton Valance and the state/private Cranbrook. With good motorway connections from Foxwood, it's possible to access further away places such as Canterbury and Rochester with little difficulty.
The property market is on the move in this area, which is within 1 hour commute of London.
Secure this property now at £535,000. Or £600,000 with the extra plot.
