New Energy Efficiency Standards for Residential Rental Properties from 1st April 2018
Any residential property let after 1st April must have an EPC rating of E or higher. Whilst most properties will meet this standard there will be a minority of properties (especially older ‘character’ properties) that won’t. If your property is already let when the deadline passes you’re OK until either 2020 or a new tenancy is signed. Fines can be up to £4000, so it’s undoubtedly better to spend that money on improvements to the property that will raise its rating than it is to give away in the form of a penalty.
