We set out to create a wonderfully equipped homely cottage and so the emphasis from the beginning was on style, functionality and quality. The goal was to make it look and feel like a special place by focusing on and highlighting the property's character features such as the original doors that we have stripped and refitted using forged iron penny end hinges. The fireplace has been uncovered and bricks from a redundant chimney have been reused to build the hearth where the new efficient cast iron multifuel stove now sits.

The beams have been exposed, wonderful wide floorboards revealed and sanded and every room has been thoughtfully planned to make the very best use of the space. The lighting has been carefully thought through and individual fittings sourced for each area which just goes to add to the continuity and feel of quality you'll get as you pass from room to room.

There's gas central heating, underfloor heating, a water softener, steaming hot water tap, washer dryer, fridge, dishwasher, column radiators, designer radiators, travertine flooring, solid oak flooring, timber skirting, forged iron curtain poles, power points in just the right places, RJ45 sockets and... Well the list goes on!

DESCRIPTION

As you approach the exterior and step on the Norfolk pamments you’ll first notice the carved oak house sign for ‘Bay Tree Cottage’ next to the painted stable door and upon opening this you will be immediately drawn into the kitchen but before you move forwards on the travertine flooring open the stripped pine door on your left into the;

A bright and uncomplicated space having medium sized brick bond travertine wall tiles capped off with a tumbled marble border, a wall hung WC with soft-close seat, wall mounted basin with built in soap dispenser and curved towel rail, an LED mirror, wall fan, chrome radiator and a pair of LED downlights.

KITCHEN

The travertine floor continues into this whole area and it has thermostatically controlled underfloor heating which makes it feel really cosy. The painted kitchen is neatly laid out on the right hand side and it incorporates a stylish range cooker, dishwasher, washer/ drier, fridge, wine cooler & has a Corian work surface with a large built in sink & drainer. Sitting next to the chrome pull out tap is the ‘essential’ instant steaming hot water tap which filters the water and delivers it on demand – no kettle required!

The black nickel sockets are perfectly positioned and there’s even an electric towel rail to hang tea towels. A twin tank water softener is located in the sink base which will deliver a constant supply of soft water helping to keep all of the fixtures and fittings in pristine condition (not to mention soft hair and skin!) (Note: the drinking water tap and both the outside taps are supplied with ‘untreated’ water).

The wall units have LED lights underneath which are controlled by a wall switch, there’s a powerful extractor fan, a drop-down TV and the quiet brand new boiler is neatly tucked away. DINING AREA

A copper ‘fisherman’s lantern’ hangs from the exposed beams above this area which can comfortably seat five people. There is a built in cupboard which has the electric meter, router connection point & space for the ‘ing’ things (clean… iron… & vacuum…). Open the glazed door and step over the original worn wood threshold into the;

Stepping onto the reclaimed solid oak floorboards you’ll need a moment to take it all in. Looking up you’ll notice the sturdy exposed main beam which supports the solid oak joists as it has done for the past couple of centuries, the large fireplace with its cast iron stove, the timber and brick lined alcove to the right, French doors leading out to the courtyard garden, the lighting and a real feeling of space. Even with two sofas and furniture this room is surprisingly spacious – a real bonus!

As you look around you’ll notice the unusual cast iron radiator, the square edged oak skirting, herringbone laid hearth, long mantle shelf, twisted cage door handles, reclaimed timber window board and a stripped pine door leading to;

STAIRS & LANDING

If you’ve never seen a traditional ‘Norfolk Winder’ staircase then you’re in for a treat! Designed to be space saving, these original installations are sadly often stripped out to the detriment of the authenticity of the building. This one, however is a great example and in super condition. Thankfully it is wider than most and the hemp rope handrail makes ascending and descending a breeze!

As you wind your way up you’ll see more exposed beams and once onto the first floor you will be standing on some original wide floorboards brought back to life by lots of sanding and waxing. You may notice a slight ‘nautical’ feel here but remember, we are only 20 minutes away from Wells Harbour and about 40 minutes from the Norfolk Broads! A ship’s ladder bookshelf, fisherman’s lanterns & a ship’s wheel add to the maritime theme…

As you look straight ahead you’ll see another original stripped pine door with forged iron penny end hinges into the;

SHOWER ROOM

A really natural feeling room incorporating travertine, marble & pebbles which have been utilised to provide a wonderful showering experience. The large ‘wetroom’ shower area has an overhead shower head plus an adjustable one and a clear glass screen. A wall hung WC with soft close seat, wall mounted basin with waterfall mixer, LED mirror with built in charger, underfloor heating, extractor fan, downlights, brick lights and a ladder radiator with an additional summer heating element all go towards making this a fabulous functional environment.

The next door on the landing opens into;

BEDROOM TWO

OUTSIDE FRONT

To the front of the cottage there is an area of slate chippings with a path leading up to the stable door which has exterior lights to either side, a post box and an outside tap.

REAR GARDEN

To the rear and accessed either from the side gate or via the French doors from the sitting room is the fenced in garden. Wooden sleepers have been used to create raised beds and a flowing water feature using flint excavated from the garden comes on via a motion sensor.

Slate chippings form a path leading to the custom made ‘beach hut’ (shed) complete with a porthole and cedar shingle roof which is big enough to comfortably keep all the beach gear!

Spike uplighters and LED lights built into the sleepers are controlled by a touch switch with a time-lag function (they turn themselves off) and an exterior fisherman’s lantern is switched from within the sitting room. There is an outside tap and an exterior double power point too.

GREAT RYBURGH

The village is ideally situated to explore North Norfolk with ease being only 20 minutes from the beach, less than 10 minutes from the market town of Fakenham, 35 minutes to Norwich and 40 minutes to The Norfolk Broads. It is one of the best served small villages around having a handy community shop with local fresh produce on offer, a Post Office, super traditional pub with great food & service, a fish and chip shop and a fantastic friendly butcher.

There are numerous walking paths and places to explore on foot straight from the front door and this part of Norfolk certainly isn’t flat so the nearby countryside offers some wonderful views.

THE AREA

The nearby North Norfolk Coast is designated as an Area of Outstanding Natural Beauty with stunning beaches, wildlife reserves, National Trust Properties and a host of quaint villages to explore. With craft fairs, art festivals, music festivals and other year round events it’s no wonder the area is a popular destination for those who appreciate the outdoors & fresh air. Wherever you go you’ll find family run cafes, traditional country pubs, gastro pubs, restaurants and deli’s serving seasonal favourites.

For a little bit more pace and bustle then Norwich is the place to go. Still fairly laid back compared to other cities but this is its charm and a wander round ‘The Lanes’ is a must! There are theatres, museums & lots of shops, heaps of history and definitely a place you will want to visit often. The international airport is on the edge of the city and there are numerous rail destinations from the train station including Cambridge and London.

Also within easy striking distance are the traditional style seaside resorts such as Hunstanton, Cromer & Great Yarmouth plus theme parks and dozens of family venues and places of interest to explore.

BAY TREE COTTAGE IS OFFERED FOR RENT ON AN UNFURNISHED BASIS.

INITIAL TENANCY TERM WILL BE 12 MONTHS UNLESS AGREED OTHERWISE.

AT ADDITIONAL COST IT IS ALSO AVAILABLE AS FOLLOWS;

PART FURNISHED: By negotiation specific items can be included at an additional cost such as beds, furniture etc.

FULLY FURNISHED: By negotiation and for an additional cost the property is available “as seen” to include all furniture, TV’s, beds, outdoor furniture, crockery, art & small appliances etc.

EXECUTIVE LET: By negotiation the property will be fully equipped (excluding computer equipment).
