Situated on the much sought after Wooburn Green village green, amongst stunning countryside, a spacious four bedroom detached period house in a pretty village offering versatile accommodation. Built in the early 1800s it has fireplaces in 3 rooms, solid oak flooring throughout much of downstairs, exposed beams, a brick and flint attractive private walled garden, and ample driveway parking for 4 cars. Originally, it was a village bar and then the village sweetshop.

As you come through the front door into the French oak floored hallway, there's an airing cupboard to the left, which has a combi boiler and space for a tumble dryer. To the right a downstairs WC cloakroom with obscured window and radiator.

Down the hallway, the sitting room is to the left with two triple glazed wooden framed windows, French oak floor, a feature arched alcove and split height ceiling. (16' x 13'5 or 4.87 x 4.1m)

To the right, the shaker style kitchen with beech worktop is fitted with a range of floor and wall mounted cupboards; some with glass fronts. On one side a flexible breakfast bar which opens to seat 5. Included are a NEFF oven and integrated gas hob with extractor fan over, stainless steel twin sink with mixer, space for 4 appliances including plumbing for a full size dishwasher and washing machine, tiled throughout. If you would rather an open plan kitchen/dining space, you could remove the wall between the two, which we've had a quote for. (16'9 x 7'10 or 5.11 x 2.4m)

From the other side of the kitchen, a doorway takes you through to a solid oak floored family room (16'11 x 8' or 5.15 x 2.43m) with window to garden, radiator and doorway to hall. The family room leads into the large solid oak floored dining room (15'8 x 11'11 or 4.77 x 3.63m) with dual aspect, wooden double glazed windows, a patio door, radiator and feature gas fireplace. Together the family room and dining room make great entertaining space. With the patio door open, the space continues outside.

Opposite the family room, the study/music room (14'10 x 7'9 or 4.52 x 2.37m) with laminate flooring has double glazed wooden patio sliding doors to garden.

First floor large carpeted landing has access to loft and wooden double glazed window.

Bedroom 2 to the right of the stairs is a large dual aspect room with 2 triple glazed wooden framed windows and 1 double glazed wooden framed window. It features an open fireplace, radiator and built in wardrobes. Overlooking both The Green to the front and garden to the rear. This room is big enough for an ensuite to be added or split into two smaller bedrooms. 5.2m x 3.7m (17’1 x 12’3)

Bedroom 4 at the top of the stairs is a double bedroom and is currently used as a nursery 3m x 2.7m (9’9 x 8’10)

Bedroom 1 is the master bedroom with dual aspect double glazed wooden framed windows and built in wardrobe. 4.9m x 3.6m (16’2 x 11’10). It has an en suite showroom, WC, heated towel rail, a French marble topped sink with mixer tap, extractor fan and obscured window.

Bedroom 3 is a double bedroom with triple glazed wooden framed window overlooking the village green and features a built in wardrobe 4.1m x 2.7m (13’6 x 9′)

The family bathroom features an open fireplace, white suite of roll-top bath with brass taps, sink, shaving point, towel rail, mirror with shelf, WC and shower, extractor fan with double glazed wooden framed obscured window.

Gardens

The rear garden is mainly laid to lawn with a variety of plants, shrubs and fruit trees around the boundary brick and flint walls. A large patio and rockery with water features provide ample outdoor dining space for a sunny barbecue all afternoon and evening. A large wooden building to the side of the garden is used currently for storage and fitness equipment but could equally be insulated to become a garden office. A decked area to the rear of the garden provides alternative seating space to catch the morning sun. A shed to the rear corner of the garden provides storage for garden equipment.

To the front of the property the garden is mainly gravelled with some shrubs and small trees and bordered by custom created railings and gate with the name of the house crafted in.

To the side of the property there is space for 4 cars on block paving plus access through double gates to a covered car port. Alongside the paved area is turning space for two cars. Laurel bushes border the landscaped area to the front and side with shrubs and trees to the rear wall.

The local area

The village green has lots of friendly shops including a Tesco express, a chemist, two hairdressers, dentist, cycle shop, a superb Italian restaurant, three good pubs, fish'n'chip shop, florist and electrical shop. A short walk for a few minutes brings you to a fabulous park with playground, cricket club, tennis club, stream, nature reserve and woodlands. A 15 minute walk up through the woods brings you to a favourite pub/inn called Chequers.
