On the first floor there is another landing area off which is another door to our apartment's front door. Mortice and Yale locks secure the front door.

The inner hall has window, heater, coat hooks, entry telephone system and three doors leading to the bedroom, bathroom and living area.

The double bedroom has a large sash window with venetian blinds, three double sockets, and a WiFi controlled modern slimline convection wall heater for programmable comfort and a peaceful view over the trees in the quiet back garden. The residents share the use of the communal and maintained gardens via a private locked garden gate to the rear of the property.

The Bathroom is not huge but best use has been made by refurbishing with a shower-bath and the spacious shower area is bordered by a multi-folding shower screen which retreats to give a more spacious feel when taking a bath. The WC has a soft close seat and a moveable loo-roll holder. The pedestal basin has a monoblock mixer, large mirror and light. The thermostatic towel rail gives warmth all year round if needs be and an additional fan heater is wall mounted for extra blasts of heat in what should be the warmest room in the flat when you need it to be!

The Living Space is L shaped (sort of?) There is an area just outside the Kitchen across the living room, which would lend itself naturally to a dining table area. There are four shelves there which will be very useful. Four bright windows make the room wonderfully light and airy. The cupboard in the Living Room houses the hot water cylinder which is timeable on the Enonomy 7 system aswell as the efficient and effective storage heaters. We refurbished the apartment over the winter and whilst initially doubting the usefulness of the storage heaters we found the heating more than adequate and brilliantly economical and controllable. There are two heaters in the living room. Four double sockets give plenty of power for today's appliance useage. There's also a coaxial socket for TV, though the tenant will probably want additional internet services connected by one of the usual providers. Permission will be granted for this installation.

The kitchen has it's own door so cooking smells can be shut away. The hob has a powerful extractor fan and two large filters to clean the circulating air. It's a three ring ceramic hob allowing space for a spare pan on top. The Electric oven and grill is spacious as are the tall wall cupboards which have extended right to the ceiling to accomodate as much as possible. The sink and drainer have been positioned with a view to the garden but without taking up unnecessary worktop space.

There's a John Lewis washing Machine provided and fridge with icebox.

Viewings will be over the next few weeks and it is available 23rd October when the current tenant leaves. Full references and deposits will be required.

Absolutely no pets or smokers and the apartment is not suitable for children.
