Description
Property description
This is a traditional, mid-Victorian, end-of-terrace property, which has had its living space considerably extended and which the current owner has had modernised and redecorated, including the installation of a new kitchen in 2017. Within easy access of both the town and Northgate station, and a two-minute walk to Barnby Road Academy School, the property nevertheless enjoys a quiet, semi-rural location as one of only four cottages situated on a private lane and set well back from the road. The renovated interior now includes: a kitchen with fridge, gas cooker, washing machine, dishwasher, microwave and fitted units providing ample storage space, a carpeted lounge with electric fire and surround, a fully-tiled downstairs bathroom with white suite, heated towel rail and newly fitted vinyl flooring, oak-effect laminate flooring throughout the dining-room and kitchen. Levels of energy efficiency, comfort and safety have also been enhanced by a full course of damp-proofing to the ground floor, the installation of a Glow-worm Ultracom combi-boiler - one of the UK's most efficient energy-rated boilers - and heating system, UPVC double glazing in all rooms, a new, fully-insulated flat roof to the extension, a fully-insulated loft and a comprehensive Electrical Installation Condition Report (EICR) carried out in April 2017. The garden is approximately 50 metres in length and, in addition to the large, brick-built double garage/workshop, contains mature apple trees and provides ample parking space for two vehicles on the drive within the wrought-iron gates. This property would particularly suit a professional couple or single person, with the smaller bedroom providing an ideal working-from-home office/study space.
Conditions: NO SMOKERS (inside or out), No barbecues.
The property will be available from Friday 3 December.

Newark is an historical market town situated roughly half way between Nottingham and Lincoln. It has a delightful market square, surrounded by many buildings dating from the Georgian and early Victorian periods, including the grade 1-listed Town Hall, completed in 1776. Several buildings also still exist from the Medieval period, including the parish Church of St. Mary Magdalene, with its towered 236-feet-high octagonal spire, and the ruins of the twelfth-century castle with its dungeons beneath. The town was of huge strategic importance during the Civil War, and this is reflected in the fact that it has received a Heritage Lottery Fund to create the first National Civil War centre, which opened recently. The town, which has excellent transport links, is now a popular commuter town for both Nottingham and London. Northgate station provides regular trains to London on the East Coast Main Line (between 1 hour and 15 and 1 hour and 25 minutes, depending upon number of stops), as well as direct trains to Peterborough, Leeds, Newcastle, York and Edinburgh. The town's other station, Newark Castle, provides regular trains to Lincoln, Nottingham and Leicester. The main town has excellent shopping facilities, with a good mix of chain stores and independent shops, a large variety of restaurants and cafes and an excellent market (fruit and vegetables, other fresh food, clothes etc) on Wednesdays, Fridays and Saturdays. There is a Morrisons supermarket within the town itself, and a Waitrose and Asda just outside, but within easy walking distance. The town is also famous for its many antique shops, and the bi-monthly Newark International Antiques and Collectors Fair is the largest event of its kind in Europe.
