It is on the first floor of a canal side block in Tequila Wharf, a much sought after, private spacious modern gated development. Tequila Wharf has a central courtyard garden and very helpful concierge. The property is conveniently close to Limehouse DLR but in a quiet area set well away from the main road and rail lines.

The flat is ideal for commuting to either Canary Wharf or the City by bicycle, foot, light rail, or London bus. The walk to the station is 200m (less than 5 minutes) via a peaceful pleasant route through the Limehouse dock marina. Limehouse DLR is only two stops from both Canary Wharf and Bank stations.

Alternatively Canary Wharf is either a short cycle or twenty minutes’ walk away. Again, if you prefer to avoid busy roads, there is a short route following scenic paths close to the River Thames.

The flat is on the first floor and has a west facing private balcony which provides a good place to relax and enjoy the sunset. The balcony and main rooms enjoy views over the Canal lagoon close to Limehouse lock. And beyond the canal an attractive vista spans trees and a green orchard towards the distant skyline with landmark silhouettes including the Gherkin and Shard.

There are several good riverside dining pub restaurants nearby and a local Tesco food store provides handy shopping with 24 hour shops within easy reach.

Tequila Wharf is a modern purpose built development which is entered via a security gate from Commercial Road. Key fobs are used to activate communal doors and a remote audio system from the flat can be used to release the door for visitors. A friendly concierge service from 7am to 7pm is located near the gate and has been most helpful to previous tenants for receiving goods and safe keeping keys.

Within the Tequila Wharf the block is approached across a courtyard tastefully landscaped with birch trees and flowers. The first floor is accessed via stairs or lift. The first floor lobby is fully carpeted and communal areas were refurbished earlier this year. The apartment front door opens into a spacious hallway with doors to all rooms. At the end of the hall a full height built in cupboard with double doors provides ample storage and also contains the gas central heating boiler.

The main reception area has two leather sofas and other furnishing including lights and a tasteful modern picture and mirror. A large double width full height window and door give the same attractive views to the canal described above.

The doors open onto the balcony which is teak planked and has stainless steel rail with safety glass surround. There is space for a table and chairs to seat dining for two.

The dining area has glass table and four chairs. The kitchen area includes gas hob, gas oven, dishwasher, washer dryer, large Siemens fridge freezer. The kitchen is well equipped with crockery cutlery plate and cooking and cleaning utensils. Flooring is matching wood laminate in the reception area and floor tiles in the kitchen. Walls are a warm tinted “honeymoon” white.

The main bedroom is a sizeable double bedroom with comfortable double bed, bedside tables, and set of 3 drawers and a chair. A generous full height built in wardrobe with 3 mirrored sliding doors provides ample clothes hanging and storage shelves. There is a fully fitted wool carpet throughout the room and large rug by the bed.

The bright and attractive bathroom includes a wash basin and toilet with a built in hidden cistern. The bath has a powerful wall mounted shower and shower glazing to contain splashing. The walls are tiled in the bath and shower area and the floor is a fully tiled.

The flat is freshly decorated throughout and is very clean bright and tidy. It is fully furnished but the extent of furniture and furnishings can be adjusted to suit. The flat is warm and has full gas central heating.

The block is set back about 10 meters from the canal and is safely and securely fenced. Yet the flat is close enough to the canal to watch ducks and other birds on the water or see the occasional narrow boat passing by. The flat is surprisingly quiet and has a slightly rural feel despite being so very centrally and conveniently located.

For keen walkers, joggers or cyclists the Regents Canal has a tow path suitable for cycling and walking and the canal winds its way round to Regents Park and beyond. And there is a Gym Club nearby overlooking the Lime house Marina.

The initial let is for a one year tenancy with minimum 6 month fixed term.

Longer stays with tenancy extensions can be agreed for the right tenant. As Landlords we own and manage the flat directly and with care. All our previous tenants have been very happy there and found the flat feels like a home. Consequently they have looked after the flat well and responsibly and have stayed for several years each.

It is ideally suited to a single working professional or professional couple. As a one bedroom flat it is not suitable for children.
