It has been converted to a very high standard, with all modern conveniences, while retaining many of the barn's original features, including exposed stonework, oak beams and crook trusses. It also has local slate flooring, Oak flooring, vaulted ceilings (1st floor) and a log burning stove.

Accommodation consists of Kitchen / diner and living room on the first floor (to maximize stunning views) and two double bedrooms and two bathrooms on the ground floor.

Kitchen / diner has hand made fitted units, solid wood worktops, Oak flooring, vaulted ceilings, integrated oven, hob, dishwasher, washing machine / dryer and a fridge / freezer.

There is a large living room with 2 stunning oak crook trusses, Oak flooring, vaulted ceiling, bay window and picture window, to take in the amazing view of the Duddon valley. The house and barn share a drive and parking (5 - 6 cars). There are ample cottage style gardens front and rear, with areas that can be used independently for each property. There is a small shed and a log store adjoining the house.

Both properties are currently used as self-catering holiday lets, so viewing will need to be arranged between guest bookings. Prospective owners would be required to honor existing bookings (currently to early Autumn 2022) or complete on sale once these have completed.

Ulpha is a small, close knit community, in an area still dominated by sheep farming. It has a church, shop (currently closed) and active village hall (the Browfoot rooms), which often hosts live music events. There are good pubs / restaurants close by, at Seathwaite, Broughton Mills, Eskdale and Broughton in Furness. Shops and other amenities can be found at Broughton or Millom. Eskdale valley, Wasdale, Langdale, Coniston, Windemere and many Lakeland attractions, walks and high fells are within easy reach.

All in all a great location for a slower pace of life with lots to see and do.
