WHAT

Little Park is a private, tucked away retreat which enjoys views across the adjoining fields and nearby houses to the River Teign Estuary. The pretty plot, with many wild flowers, shrubs and including a small orchard, extends to approximately half an acre.

It is located just five minutes’ walk across beautifully kept estuary-side public open space from a public slipway, sailing club and Coombe Cellars, a family friendly pub and restaurant with exceptional estuary views, from both inside and out. A stroll of less than a mile leads to the welcoming 17th Century Wild Goose Inn, nestling in the heart of the village amongst thatched cottages.

The plot is lightly wooded in parts with wild flowers and some cultivated plants, but with scope for as much or as little gardening as you choose. Hidden away from the lane that runs along the estuary the plot has its own driveway that opens out to the main area. With a large field to one side, the plot is ideal for a hideaway where you can relax listening to the sounds of the birds and the wind in the trees, and watch the view from your chair change with the state of the tide.

Currently on site is a Carlight Caravan which either needs some TLC or replacement with a modern all-singing, all-dancing “caravan” for additional comfort and bedrooms for your stays. From here the faces of the site and estuary in all the seasons can be enjoyed or the hours can be while away in peaceful contemplation or a project can be undertaken without interruption, until time to go to the pub or onto the beach of course.

WHERE

The plot is two miles from the picturesque village of Shaldon with its attractive sandy beaches, pubs, eateries, thatched cottages, small zoo and approach golf course. Take the bus or hop on the passenger ferry from Shaldon to the seaside town of Teignmouth with its large beach, pier, theatre and main facilities, including an 18 hole golf course with splendid coastal views just outside the town, or take the bus or walk along the Coast Path from Shaldon into Torquay, or maybe stop off at a sandy cove or one of the numerous eateries along the way.

Just over three miles from the plot is the market town of Newton Abbot with a good shopping centre, national horse race course, good road links and a main-line railway station with regular services to London Paddington and to the north of England and beyond.

FACILITIES

NO POOL but an estuary for water sports, water level dependent on tide.

NO FITNESS CENTRE but walks from the door (including along the estuary to the sea approx. 3 miles away or along the Templers Way up to Haytor on Dartmoor approximately 15 miles away).

NO ON-SITE CAFÉ but great pubs within a short walk. Both pubs mentioned above serve good food and are dog-friendly.

NO PLAY PARK but your own plot or cross the lane to a large estuary-side public open space.

NO SPA but a tranquil place for rejuvenation of the soul.

NO SITE FEES but expenses at your discretion, and potential capital appreciation too.

NO SHORT TERM LICENCE or RENEWAL FEES but yours for the rest of your life if you want.

POTENTIAL

You might choose to replace the current caravan with one you tow behind your car or buy a larger one as used by commercial caravan parks. For example, Pathfinder Homes Ltd, approximately 8 miles away in Newton Abbot manufacture new holiday homes that are classed as caravans for planning purposes such as the Hunter shown in the photos.
