There are modest and fair fees charged for Credit & Ref checks, contracts & inventory, but these are much cheaper than the high-street agents. The service provided is of a very high standard, as will be backed up by other tenants. A clear and concise information sheet will be provided giving further details about myself and my team, the property and the fees, so there is nothing hidden and long-term tenancies are offered as standard. Fees can be negotiated on a case by case basis – straightforward applications will incur lower fees, but all will be made transparent and agreed right from the start.
Deposit is £795, and will be protected in the Deposit Protection Service (DPS) with proof supplied.
I provide a free questionnaire where I can give a very quick assessment as to how successful your credit, referencing and application will be – I do not take up-front application fees, but this relies on honesty in the questionnaire, but saves prospective tenants expensive applications.
Applications are considered, fairly, equally and on a case by case basis, but prospective tenants must have income ideally totalling at least 3x the monthly rent in order to fulfil industry standard affordability checks (> £1590.00 income pcm from all sources, including benefits). This rule can be relaxed with guarantor and/or additional rent in advance.
Poor credit history is also not an exclusion, as long as it is declared from the start. Up front rent and/or a guarantor may be required. Honesty and a good relationship between tenant and landlord are more important than an excellent credit score.
Small pets are welcomed as long as they are fully house-trained (there is a small private courtyard with this property and the River Witham Walk is 1 min away) with a suitable pet clause in tenancy agreement and an additional deposit.
I have refurbished this property (and all my others) myself and I have my own dedicated maintenance team.
