Stunning, spacious Victorian ground floor flat close to Crystal Palace Park and within easy walking distance of three overground railway stations. Large private garden and garage.

Description

Charming, must-see, spacious Victorian ground floor flat with lots of original features, fireplaces, wooden floors and high ceilings to name but a few.

The huge reception/living room is to the right of the imposing entrance hall. Its high ceilings and large south facing windows make it a bright and welcoming room, we love it and we know you will too! Two large double bedrooms both with large windows and fireplaces. The bathroom and kitchen/diner feature all the mod cons you would expect to find as well as lovely views across the garden. Kitchen includes all appliances, cooker/oven, washing machine, dishwasher and fridge/freezer.

The garden has a large wooden deck leading on to the lawn with some lovely planted flower beds with plenty of room to add more or grow your own veg if you wish. The garden was once part of an orchard spanning a number of properties and we still have our own apple and pear trees bearing fruit next to lots of raspberry canes. The communal garden beyond your own private one is also accessible and is framed by some huge trees making it virtually impossible to see surrounding properties giving the impression of being anywhere but London. All outdoor areas are securely fenced providing a safe and exclusive space for children.

The garage is not suitable for cars these days but offers a huge storage area with racking throughout and would make a fantastic workshop for hobbies! There is ample free parking on the driveway and the road in front of the property.

5 mins walk from Crystal Palace Park featuring it's very own city farm, lake with pedalo and rowing boats, huge playground with the biggest sandpit bar the beach. A national sports centre with the best facilities in London including an Olympic size racing pool and diving school (check out all facilities on offer at www.better.org.uk). The park still has the remains of the original Crystal Palace built for the Great Exhibition in 1851 until it was destroyed by fire. A mesmerising dinosaur park can also be found around the lake dating back to 1854 with over 30 statues still standing today, a must-see for children and adults alike (see www.cpdinosaurs.org).

Crystal Palace triangle is a local gem with it's stunning views across the city and it's vast array of pubs, bars, delis, antique shops, garden centre and famous Saturday farmers market. There are fish restaurants, British, French, Thai, Italian, Argentinian and American all accessible by a 15 minute leisurely stroll through the park.

Penge West (5mins walk) is only 18mins to London Bridge and 29mins to Gatwick Airport. Crystal Palace (12mins walk) is 25mins from London Victoria.

No pets and no smokers.
