A unique and imposing white brick and stone lodge built in a free classical style in the early 1900's. This unique property lies at the gate to the mansion which is now a Sue Ryder Hospice, the park land immediately in front of the property is a secluded nature reserve. The gate and driveway to the property is tendered by the mansion gardeners and in summer is spectacular.

The property is south facing and therefore surprisingly bright in side as the windows face into the park. The windows are original period wooden shutters and open fully to give magnificent views of the park and mansion drive way.

The house is located on the prestigious end of Hadleigh road out of town however is very near to a bus top which goes directly to the train station which is ideal for commuting.

The house is set back from the road and the walls are very thick so the location is fairly quiet. The house does have an immediate neibour (the park groundskeeper) and there is a 24hr presence at the mansion.

To the side of the property is private parking for one car although a second car could be accommodated. Round the back is a small private garden which gets the sun from midday until early evening and has lots of potential for development into a relaxing space which is accesed through a side gate and the rear kitchen door making it ideal for alfresco dining.

Inside the property is compact and would ideally suit a single professional person or a couple.

The imposing 8 panel wooden door leads into a small front living room which is 14ft wide by 10ft. It has two windows to the front elevation either side of the door and then a large double side window with shutters that can be opened fully to look out on the park. A small under stair storage leads of this room. The room is basic in decoration however was renovated 12 months ago so is clean and inviting with new carpets.

A small corridor has the stairway and through access to the reasonable sized galley kitchen which is 7ft by 14ft. The kitchen has connections for an electric cooker a space for a tall fridge freezer and plumbing for a washer or dishwasher. The back door leads to the small garden area. Again the window in the kitchen is shuttered and can open fully to bring the outside in. The kitchen is modern yet basic having been installed 12 months ago as part of the renovation. The Worshcter Bosh Boiler is also new and provides gas fired central heating and hot water to the taps.

A staircase leads to the upstairs area. turn left and you are in the front master room which can take a double bed it measures 14ft by 10ft approximately. It has interesting windows and view , a feature (none functioning) fire place and built in wardrobe. A small walkway with shelves leads into the shower room.

Compact and basic the shower room has a walk in shower cubicle with an electric power shower, these were installed 12 months ago. The room has a W/C and singe sink. This room has a second door which leads into the back bedroom.

The back bedroom measures 8ft square and although previously used by a tenant as a room with a single bed this box room would be better suited to a home office or dressing room.

In summary this building is an amazing opportunity to live in a unique historical building in an amazing location yet close to town and amenities. It is smaller in its proportions and as previously stated would suit a single person or couple. The house has been renovated and carpeted through out however is a basic rental standard.
