This large flat (1,200 square feet) forms part of the first floor of a secluded, late 19th century country house in a small village a little over a mile from the centre of Henley-on-Thames. It has good views from all windows, the most beautiful being from its large (24x18 ft.), handsome living room, looking over the main lawn and border of the two and a half acre garden, the surrounding hills providing the background, the view ever changing with the seasons and with the light of the particular day.
There are two other flats in the house, one, equally large, on the ground floor beneath this flat, the other, smaller, at the top of the house, only a little of it lying above this flat. The landlords live in the main part of the house. The three flats have their separate front doors opening onto a paved, communal courtyard at the back of the house, facing west-south-west, thus catching the evening sun of a summer's day. The substantial area of lawn at the side and back of the house, though maintained by the landlords, is reserved for the exclusive use of the tenants.
The flat is comprehensively furnished, with a mixture of antique and modern furniture. It has two bedrooms. The main bedroom is of good size (17x13 ft.); it has a large double bed. The guest bedroom (16x8 ft.) is twin-bedded. The study/dining room (14x10 ft.), which is next door to the kitchen, is equipped to be used as either, or both. There is good storage space in the flat, and also use of an external shed, for a bicycle or the like.
The flat’s equipment includes a cooker, fridge-freezer, washing machine, microwave oven, food mixer, toaster, with a virtually full array of cutlery, crockery, etc. Linen is not provided. The central heating is gas-powered, the flat having its own boiler. Gas to the flat is metered separately, as is the electricity supply.
