Full Description

The flat is on the third floor of a modern new-build development on Hornsey Stree, access by two lifts. The rooms are light and spacious and there are new carpets in the bedroom, hallway and sitting room. The flat has a good layout and all the rooms are a good size. There is a bedroom, bathroom, kitchen and sitting room with balcony, hallway and large storage cupboard.

The flat has essential furniture and basic mod-cons in good condition: the bedroom has a very comfortable double Warren Evans bed, with a wardrobe and chest of drawers. The sitting room has a sideboard for storage and leather two-seater sofa. There is a dining table and chairs for the sitting room, or these can be deconstructed and placed in the large storage cupboard. The kitchen has a NEFF hob and oven, and a washing machine and fridge freezer. Bathroom has a bath installed with electric shower. The flat has a combi boiler so hot water is instant. NB: some of the furniture in the photos belongs to previous tenants of the property.

The sitting room has French windows leading to a medium-sized balcony, big enough for 2 easy chairs (provided, see balcony pictured) and small table. The balcony is not closely overlooked and so perfect for summer.

The flat is very secure: the entrance to the complex and the floor of the flat requires buzz entry; and the steel front door has a multi-locking system. The windows are double-glazed and sturdy. The double glazing and insulation of the flat mean that it is warm in winter with only minimal heating, therefore fuel bills are likely to be low.

There are good local facilities including coffee shops, supermarkets (Waitrose and Tesco), gym, and GP surgery nearby.

The flat is very close to Holloway Road tube station, meaning that you can be in Central London in about 20 minutes. The bus routes are extensive, and Upper St is only 15 minute walk away. Parking space does NOT come with the flat so would need to be arranged through the local council.

The flat would suit a young professional couple and references would be required. No pets I'm afraid.

The flat will be £1300 pcm with yearly reviews. Council tax and bills are not included.

The flat is available from 1st March 2014 (late advertising, I know!) and I hope to show prospective tenants around on the Saturday 15th February, and to offer the property to rent that weekend. I would hope that the tenants could move in by 15th March at the latest, but this can be discussed.
