2, Little Woodend Cottages is a charming rural retreat. It is semi-detached with quiet neighbours in the other half, and no other house nearby.

On the ground floor is: a conservatory which can serve as a dining room; a good sized kitchen with electric cooker and hob, washing machine, fridge (with freezer compartment) and plenty of cupboard space; a sitting room with log burning stove; a walk-in larder; a small second sitting room with a little open grate. The flooring is lino in the conservatory, laminate in the kitchen, painted stone in the sitting room and wooden boards in the small sitting room.

It is 2 storey, with 3 bedrooms (a very large master bedroom with own basin, a medium room with two 6'x3' built in bunks and a small single room). There is beige carpet throughout the upstairs. The bathroom is quite small but has a view over fields and a sloping ceiling. There is an over-bath shower. The hot water tank sits in an ample airing cupboard.

Heating is electric, by dual night storage and convector heaters, plus a log-burning stove in the sitting room.

Set in its own simple garden with 2 apple trees and a magnificent cherry. There is a lean-to cover for the washing line and a shelter/shed and grassed over hard standing for parking.

There is a very rustic outdoor lavatory/outhouse with large sink, good for cleaning muddy boots!

The driveway is long and bumpy and you will feel a long way from anywhere, but it is only 15 minutes drive to Hemel Hempstead or Harpenden and the train to London takes less than half an hour.

The house is pretty old and not smart in feel. Like many older places it has quirks and imperfections but it is a lovely friendly place and will suit someone independent and capable very well.

We would consider pets if the owners are clearly responsible.

Nearest shops in Markyate (5 minutes, 1.5 miles) or Flamstead (5 minutes, or a half hour walk along the Chiltern Way.

When you look at the photographs please remember that these are taken with the previous furnishings in place; most furniture will be removed for the tenancy. Curtains remain, as do a good quality double bed and a simple ikea sofa (sofa bed). Happy to discuss.
