My lovely two double bedroom garden flat to rent, close to Victoria Park and London Fields, Bethnal Green tube, Hackney Central, with large private outdoor space and wood floors

I am renting out my much-loved flat! Shore Place is a quiet road, and it's surprisingly peaceful.
The flat is really bright and has a large garden which runs the length of it with a table and chairs, clothes line, bench in the sun, lots of potted plants, and plenty of space to store bikes. There is also a storage chest outside.
I have recently had oak flooring installed throughout the flat, which is nice and cosy underfoot. There is gas central heating. The flat is on the ground floor, and has an entry phone system from the front door. There are two large storage cupboards in the hallway, one of which also houses a chest freezer. The gas boiler is a couple of years old and very efficient. The furniture provided is not new but old pieces that I like (apart from the beds which have new mattresses!).
The bathroom has a shower over the bath, a heated towel rail, and everything else you would expect from a bathroom!
The kitchen is recently refurbished, and has wooden worktops, an integrated Bosch fridge, integrated dishwasher, a Bosch gas hob and oven, and a large load efficient washing machine. There is also space for a couple of people to eat in there, or for friends to sit with you while you cook.
The flat has two double bedrooms. The larger of these is a great size, and has two windows, one of which looks out onto the garden.
The second room is a small double, but sizeable enough for a double bed, small wardrobe, and small chest of drawers, with space under the bed for storage as well.
The living room has two windows as well as the door onto the garden. It is really bright and spacious, with a dining table and chairs, built-in shelves in an alcove, and a comfortable large sofa bed. It's a great place for having friends around.
The flat is on the ground floor of a 1930s four-storey block, and thus has high ceilings and solid walls unlike more recent buildings! There is free permit parking available on the estate through the housing association, and a generous allowance of very cheap visitors permits as well. There is also paid permit parking on Shore Place.
I love the location and am really going to miss it! It's a 15 minute walk to Bethnal Green tube for the central line, or a 5 minute bus ride from the stop on Mare Street. From here there are also buses to London Bridge, Waterloo, Old Street, Oxford Circus, Dalston, Islington and Walthamstow, many of which are night buses. Hackney Central is about 7 minutes walk away. London Fields rail station is about 4 minutes away.
The flat is about 3 minutes walk to Victoria Park and Victoria Park village, and from London Fields and Broadway Market. There are numerous excellent value restaurants locally, as well as great pubs such as The Hemingway on Victoria Park Road, The Gun on Well Street. There is a Lidl supermarket and Tesco nearby, but also some great local shops on Well Street which often have all you need, particularly for fresh fruit and vegetables.
The flat would be well suited for sharers, families or a couple. I am looking for tenants who will care for the place and enjoy it as I do. I will need to see two references for each person, bank statements, and carry out a credit check. There is no agency involved and thus no fees, and I will be the direct contact.
