1 Bedroom Ground Floor Flat (Now Let)
Salters Road, Gosforth, Newcastle Upon Tyne (PO Boxes), Tyne and Wear
A rather unique opportuity to have a low rent property within 12 mins walking distance to the main street in Gosforth and opposite a bus stop. It is located where you can easily walk into the city via the town moor.
This flat is awaiting a refurbishment completion but we are struggling to get it done before the end of the year so are looking to let it as it stands for low rent providing we can work on it at mutually agreed times. Some major works could be done over xmas or when the flat would vacant ie holidays, weekends. (We are converting it to a two bedroom flat)
It has a new gloss white slab kitchen, a good sized working bathroom including shower over bath, double glazing throughout including a new back door, all basic furniture.
The heating is gas, the water heater is also gas or can be electric for during the warmer months. The gas system has a cp12 certificate and a full electrical inspection certificate. The water is not a water meter but can be changed if required as this may save money. All copies of certificates will be supplied.
Presently I manage a lot of houses in and around Durham and only have this one flat in Newcastle. I am a professional Landlord, maintaining houses for a living and enjoy refurbishing properties to a good standard so this flat will have a lot of money and time spent on it.
However, it is in need of a refurbishment thus the low rent. I have seen much worse than this for a lot more money in Durham so imagine the same is true locally to the flat.
There is an administration charge of £100 and a deposit of £370. I am on call 24 hours a day and like to be professional but more importantly, friendly with tenants. I will go out of my way to help if I can so you will be well looked after.
The contract term is negotiable and the rent will stay the same until the end of the contract whether the flat is fully refurbished in the first month or the last.
Feel free to ask any questions, I live 40 mins away in Durham so viewings need a little planning and preferably outside the busy traffic times of the dreaded western bypass!
