Just up the road from Queens Road Peckham station is this lovely Victorian terraced house on Hollydale Road. It's a two-bed house, though one of the downstairs reception rooms could be used as a third double bedroom. It is in excellent condition, recently having been redecorated using Auro and Earthborn non-VOC natural paints and waxes.

Within easy reach of East Dulwich, a 15 minute walk from Peckham Pulse leisure centre (and the famous library, farmer's market and Peckham Rye), and close to the growing attractions of Nunhead Lane, the house is well situated. It's only two minutes walk to Queen's Road Peckham station (two stops from London Bridge, five to London Victoria) and very well served by buses.

A short pathway leads past the front garden, loose shingle with acers and a weeping cherry in the border, up to the cheerful light green front door (it's been repainted since the picture). This opens onto a light hallway with white walls, pale grey painted wood floor, all given a splash of colour by an art nouveau stained glass window above the door. White walls, skirting and doors are offset by solid brass period doorknobs leading to the rooms and cupboards off the hallway.

To the left is the main reception room. A stripped antique pine floor, period white mantelpiece, bespoke recess bookcase cupboards and a bright bay window leave the room light and airy.

Double doors open onto the second reception room, which continues the theme of classical simplicity and cleanliness. Pristine French windows open onto the rear garden. With the dividing doors open, this can be used as a single large reception; alternatively, as each room has its own doorway from the hall, the rooms can be kept separate, the rear room having the potential to make a third bedroom.

Continue down the hallway to the kitchen-diner. With a bay window fitting a small table and chairs and the original fireplace, this is a kitchen with character. There's off-white cupboards, new appliances, a large fridge-freezer and plenty of storage. At the end, a second small bathroom contains a WC, sink and gas combi boiler.

The carpeted stairway heads up to two landings, one to the study space and upstairs bathroom, the other to the two bedrooms.

At the front of the house, the master bedroom is large, clean and bright, with white walls, a cream carpet, a king-sized bed and lots of built-in storage. The second bedroom, smaller but also a double bedroom, has light cream walls and carpet, with off-white, linen curtains.

At the back, the landing leads into an open area ideal as a home office or gaming space . The main bathroom has a stripped, waxed antique floor, white fixtures and pale green walls. There's a shower hoop and curtain over the generous panelled bath, with hot water on demand from the combi boiler.

The back door from outside the kitchen and the French windows from the second reception both lead onto the passage running alongside the kitchen. Hip-height planters (made from sleepers) running the length of the passage provide plenty of colour and vegetation, which can be enjoyed from the kitchen windows. Underfoot, a stepping-stone pathway made from recycled York stone and shingle runs alongside the planters and into the main garden space.

There's grass over half the garden, which is designed to feel quite private and leafy. The shed will contain all the tools you'll need to keep up the garden. If that's not your thing, the landlord will provide someone to prune occasionally.

With plenty of parking on the street there's no need for permits. The area is coming up - it's had new pavements, roadside trees and a new Tesco Metro in the past few years. A brand new deli on Evelina Road – right next to the famous Soper's fish shop – also shows the area is becoming fashionable.

The house has nice, family neighbours on both sides. It's a friendly, reasonably quiet neighbourhood, with a good primary school right at the top of Hollydale Road.

Transport is excellent, and soon to get better. It's 7 minutes to London Bridge and only a 3 minute walk to Queens Road Peckham station and Tesco Metro. There's a direct train to Victoria and the East London line is coming next year. This will go direct to Brixton and Clapham Junction and to Surrey Quays, Wapping, Shoreditch and Islington in the other direction. This will mean only 3 stops to Canary Wharf.

The house is to be let part-furnished (unless tenants don't want the furnishings). That means:

King-size low-level bed with brand new (still in its wrapping) mattress. There's no bed in the second room but happy to purchase one if required.
