Description

SUMMARY

The Bloor development is almost complete so if you are considering buying a modern property on this excellent residential development then please spend a few moments considering my immaculately presented 3 bedroom house over 3 floors on the Pendle Hill View development which was constructed in September 2016.

We are the original purchasers and added to the builders specification by choosing high specification Karndean floorings, carpet upgrades, appliances, extending the patio area to make the most of the south facing garden with power/ lighting to the garage.

This home is very energy efficient through the installation of the Upvc double glazed units, dual zone thermostatically controlled heating system and pressurised hot water system. In real terms this means our combined gas and electric bills are less than £80 per month. The council tax banding for our property is Band C which adds to the low running costs of our property.

DEAL DIRECT

You are dealing directly with the owner so you you can be assured of a prompt response to your enquiry and if you decide to arrange a viewing this will be made at your convenience wherever possible.

The property represents excellent value for money and is being offered at less than the original purchase price to make this an attractive consideration to a new build which may still be under construction or from a plan which will not include this level of extra equipment and furnishings.

This three bedroom home was built in September 2016 and has an excellent position on the development with views towards Clitheroe and Waddington Fell. The property offers a spacious lounge open to the dining area and kitchen. Two bedrooms on the first floor, both with Hepplewhite fitted furniture and a family bathroom, and to the second floor there is the master bedroom with ensuite, fitted wardrobes and Hepplewhite fitted furniture.

Private enclosed rear garden where the sun shines over the lawn and patio area throughout the day. The private driveway runs the length of the house to the detached garage so parking 3 cars is possible without parking outside the house.

THE DETAIL

The Boxgrove design property was built by Bloor Homes and was completed in September 2016. The energy efficient property benefits from a uPVC double glazing throughout with central heating and hot water through a pressurised gas boiler system. Note this is not to be confused with the more recent semi detached houses on the development which have a different configuration.

The front entrance leads to the hallway with a door through to the lounge and access to the first floor.

LOUNGE

The lounge is light, comfortable and will take a host of furniture combinations to suit your style. Ample power sockets, two radiators, aerial and Cat6 network point. The Karndean flooring runs continuously through the lounge, under stairs, kitchen and utility / cloakroom areas.

A useful under stairs storage cupboard has shelving and the BT Fibre Optic connection to the home. The Bloor development has fibre optic installed from the exchange into the home to improve broadband speeds so at the time of writing the home hub is running the internet at 72mb speed. Cat6 cabling runs from this point to the lounge, first and second floors.

KITCHEN

The kitchen area is equipped with a gloss finish Symphony kitchen in cream and includes; an integrated Hotpoint double oven, Hotpoint fridge freezer, ceramic hob and extractor hood together with an integrated Bosch dishwasher. The kitchen is plumbed for a washing machine and this is presently freestanding. The quiet Potterton gas central heating boiler is concealed within the kitchen units and is controlled from a 7 day programmable timer in the kitchen. This timer controls the hot water and sets the temperature across the ground floor. A separate programmable heating thermostat is located in the master bedroom to control the temperature across the first and second floors. The dimensions of the kitchen / dining area are 3.17 x 4.08m with the utility / cloak room measuring 1 x 2.5m.

Leaving the kitchen area this leads to the downstairs two piece cloakroom, and rear door to the private garden.

FIRST FLOOR - 2 BEDROOMS AND FAMILY BATHROOM

Moving to the first floor there is a family bathroom with a 3 piece Roca suite with Hansgrohe fittings, including shower attachment over the bath. The pressurised hot water system provides a good head of water to this bathroom even when others are using the alternative facilities. A smart extractor fan senses an increase in humidity and will increase the fan speed to move the air in the room. A useful towel rail, fitted mirror and shaver socket complement the room.

Bedroom two to the rear of the property is a true double bedroom which has a bespoke built in Hepplewhite wardrobe to the inside wall. This room has a small airing cupboard which houses the pressurised hot water tank. The dimensions of this room are 4.25 x 3.02m.

To the front of the house is bedroom 3 which measures 2.06 x 2.61m. This room has been adapted to a dressing room with Hepplewhite wardrobes and desk unit and whilst fitted they could be removed to reinstate the bedroom. Additional power sockets have been installed together with a Cat6 network socket.

MASTER BEDROOM AND ENSUITE

A staircase then takes you to the master bedroom on the second floor which is fitted with mirrored wardrobes and Hepplewhite bedroom furniture around the room to provide ample storage space. A small programmable thermostat unit controls the temperature independently of the ground floor. The bedroom measure 3.17 x 4.58m. Adjacent to the master bedroom is a light ensuite with Velux incorporating the shower cubicle with Hansgrohe controls, Roca WC and sink. The Karndean flooring complements the room.

OUTSIDE

To the exterior of the property is a lawned area to the front, private driveway to the detached garage. Access to the private rear garden with lawned area and sandstone flagged patio area. The garage has power and lighting to create additional flexibility for domestic appliances.
