We want you to be a satisfied customer and to get the most out of your advert. Your ad should tell prospective tenants the things they need to know
in order to make them interested in enquiring. Accordingly we've
prepared some simple tips and instructions to help you to write a good advert and so maximise the return for your investment. We
are always on hand as well to assist at any point to ensure success from start to finish.
So, in no particular order, here is our list of tips for writing a successful ad:
- Very Important Note:
Please do NOT put your personal contact details into the property ad text. This is against the terms of the websites
your ad will be displayed on. If these sites find you have added your personal details into the ad then they will delete
your ad without notice and we may not be able to get it back on. In these situations there will be no refund, so please take note.
- Prospective tenants will contact us in the first instance and we will give your contact details
They can deal with you directly then. Hence it is vital that the contact details you enter for yourself are
correct. Please double-check them, making sure you give a telephone number that
you can answer at any time and an email address that you check regularly. We will also forward the enquirer's
details to you via email so it is doubly important that you check your emails at least once daily.
- When you let your property please sign in and take it offline
Landlords often don't take their property ad offline, and since most properties are let within
a couple of weeks we will automatically expire your ad. Answering enquiries for a
property that has gone wastes your time and that of the prospects enquiring about it.
- Quality photos
Please always add good quality photos to your rental advert. Ads without pictures do not receive anywhere near as many enquiries.
- Chose the right photo to be the primary
If the exterior of your rental property is nothing special to look at then use a nice interior shot as the main photo.
- Please don't write your property advert text in capital letters
In Internet terms capital letters are the equivalent of shouting. It doesn't help to make your advert stand out in any way and the
receiving websites don't like it.
- Please think carefully about the text of your rental advert
Ads that are simple and to the point, describing the property's
positive features and listing local amenities that are useful to tenants (such as schools and transport links) are much
better than one line saying '2 bed flat available now'.
- Think about what tenants find desireable when writing your description rather than just listing facts.
For example a "spacious master bedroom
big enough to swallow your king size bed and decorated in a clean, modern style" sounds a lot more appealing than "main bedroom 5x3m".
- Make it clear what tenants are acceptable
If you do or don't accept a particular type of tenant (dog owners, smokers, DSS, students etc.), make it
clear in the ad text. This saves you wasting your time dealing with unsuitable enquirers.
