So how does it work

In a nutshell:

Landlords advertise on rightmove - easy as 1, 2 ,3

The process is very simple. You create your free account, then enter your property details and upload photos. That's it!

We make your ad live and the enquiries start to come in. We email them to you and also give your details to the enquirers, so you may get calls and/or emails from tenants as well as from us.

You can come back at any time and amend the advert price, text and photos. Your advert stays online until let. We field tenant enquiries and put them in touch with you directly.

In more detail:

Previously landlords had been unable to get their properties advertised on Rightmove without paying their local letting agent hundreds of pounds to use their 'tenant finder' or 'let only' service. We know that many landlords were deeply unhappy with this because they were aware how little effort the agents needed to put in to give this service compared to the amount they were charging. We've now opened up the market so landlords can advertise rental property online with us and have it seen on rightmove.co.uk, letmatch.co.uk, primelocation.com, findaproperty.co.uk and other leading portals from just a measly £39. This is a more realistic price than that of the 2 weeks' to 1 month's rent agents normally charge, given the amount of work involved.

Once you've created a free advertising account on this website you enter the property particulars, photos and your contact details in the simple web forms. If you already know what you want to write then and you have suitable photos then the whole advert creation process will only take a few minutes. At the end of loading your ad you make payment with a credit card/debit card or PayPal and your ad is processed instantly. It will then appear on Rightmove.co.uk and any other sites you've selected as soon as they update themselves. As a rule Rightmove updates several times per day, so your ad may well be live within a few minutes, depending on what time of day you load it. As a general rule we say that your ad will be live within a couple of hours (Sundays and Bank Holidays excepted). Obviously this process is totally out of our control so may take longer. Occasionally Primelocation and Findaproperty can take a day or more to update themselves, but your ad will always be on Rightmove very quicky.

All tenants that enquire regarding your property advertised through us are given your details. We also take their details and email them to you so that you have less chance of missing an enquiry. Once you've contacted the enquirer you choose whether you want to go any further with them or not.

You invite suitable prospects to come and view the property with you and - when you find a prospect that you like - you should carry out references on them to check out their history and suitability to be your tenant. You should even reference tenants claiming Housing Benefit.

We will reference your prospective tenants for you at no cost to you. All you need to do is get their name, telephone number and email address - we do the rest! Note: You should always ask tenants to bring ID along to a viewing in case they like the property, as it saves time later on. It is much better to find out at viewing time than at move in time that they have no ID or are otherwise suspiciously difficult to identify!

We contact the tenant(s) and start the reference. Once the process is completed sucessfully you can also buy rent guarantee insurance to protect you in the event of any default by the tenant. Obviously if a prospective tenant fails the checks then we will keep your advert live and the process repeats itself until a tenant passes. When your successful tenant moves in you take digital photographs of their ID (driving license and passport etc.) for your records.
